Welcome to the October Islands View newsletter. This month feels like the kick off to the holiday season. Calendars start filling up with college football, tailgates, Halloween parties and the air actually feels better in the mornings.

 
Please check out the events coming up this month. Our annual Halloween in the Village is on the 26th and the Civic Association is hosting a free swim and Bar-B-Q at the Roy Jenkins Pool on the 19th. Fun times on Davis Islands!

11th Annual Halloween in the Village

Join the Davis Islands Businesses as they host the 11th Annual Halloween in the Village on October 26th from 11am-5pm.  As in years past the day is full of exciting activities.
  • Trick or Treat in the DI Village (11am – 3pm)
  • Caricature Artist (11am-3pm)
  • Shutter Photo Booth (11am-2pm)
  • Pet Costume Contest (12:15pm)
  • Silly Sam’s Halloween Show (1:00pm)
  • Kid’s Costume Contest (2:15pm)
  • Chance Drawing (2:45pm)
  • After Party at South Tampa Fellowship-97 Biscayne Ave (3pm-5pm)

PrePlanning for Annual City of Tampa S.W.E.E.P.

Start planning for the City of Tampa’s annual S.W.E.E.P program coming to the Islands – November 18th-22nd.  It is that time of year where the City will collect larger items for disposal that are not collected during routine bi-weekly waste collection.  Mark your calendars now so you don’t forget. All S.W.E.E.P. items must be placed curbside, on the right of way in front of your residence, no later than Sunday night at 8 p.m. the week of a S.W.E.E.P. clean-up. For details on what is collected refer to the City’s website here

 

DI Resident Social: Free Swim and Bar-B-Q

The Davis Islands Civic Association is hosting a resident social with free swimming and Bar-B-Q at the Historic Roy Jenkins Pool on October 19th 4pm-6pm

DI Civic Association Monthly Meeting

The next meeting of the DI Civic Association will be held Tuesday October 1st at the Sandra Freedman Tennis Complex, starting at 7pm.

REAL ESTATE MARKET UPDATED SEPTEMBER 2019

This month the real estate market on Davis Islands remained on trend from last month with very strong numbers.  Homes going under contract were 8 and new homes coming to market were 10. 5 homes closed with 35 available for sale.


The lowest priced home currently for sale came in at $365,000

The highest priced home currently for sale came in at $3,500,000

The lowest priced home that sold closed at $322,200

The highest priced home sold at $2,525,000

The Original List Price to Sales Price Ratio is 96.4 % 2019 vs 96.5% in 2018

The Average Days on Market for active properties is 54

In summary: Homes coming to market have increased month over month, with homes going under contract slightly decreasing.  Active homes on market moved to the mid 30’s which is slight increase from the previous few months.  Prices have been a little softer, with overpricing of properties in certain levels keeping days on market extended
