DAVIS ISLANDS REAL ESTATE MARKET MINUTE
This month the real estate market on Davis Islands showed a solid pace with new homes coming to market in double digits. In particular there were 11 new homes coming to market while 8 existing homes went under contract. There were 3 homes closed with just 36 available for sale.
So let’s go to the details for January:
The lowest priced home currently for sale, came in at $525,000 while the highest priced at $5,995,000
The lowest priced home that sold, closed at $530,000 and the highest priced home sold at $4,250,000.
The Original List Price to Sales Price Ratio is 93.8% vs 91.5% in 2019 and finally
The Median Days on Market for active properties is 69
In summary: Homes going under contract continued the strong pace from last year. New homes coming to market increased solidly and inventory numbers continue to stay in the mid 30’s.
