Welcome to the December Islands View newsletter. This month there are a number events and activities for the Holiday season. Additionally, there is important information regarding proposed plans/changes to our Davis Islands Streets as well as an uptick in Design and Variance Exceptions with the City of Tampa, so check it all out.

Wag Annual “Angel Giving Tree” is Back!
Wag Natural Pet Market’s annual “Angel Giving Tree” is accepting your pet food, blankets and leash/collar donations to benefit animal rescue groups.  Drop by the store anytime before January 2nd with your donations.

A Direct Impact to You, Traffic and Your Davis Islands Streets

The City of Tampa’s Davis Islands Complete Street report and analysis has been finished and the City needs to hear from YOU directly!  Follow this link to the entire report called DAVIS ISLANDS COMPLETE STREETS as well as the link to all documentation regarding the major changes coming to our Davis Islands Streets.
 
In particular, pay close attention to page 22.  This illustrates how W. Davis Blvd will be LOSING the dedicated turn lane onto Davis Blvd.  It will become a quick merge lane into E. Davis Blvd.  This will impact your morning commute.

Davis Islands 20th Anniversary Toy Drive
Join your neighbors on December 8th for the 20th Annual Davis Islands Toy Drive.  This yearly event is a great way to give to children that need something special this holiday season, as well as an opportunity to meet your neighbors.  For more information on the Santa Stop closest to you visit DI Toy Drive

Movies in the Park

Movies in the Park is back!  With the screening of Polar Express, so mark your calendars now for December 14th, starting at 5:30pm at the Sandra Freedman Tennis Complex.  As always this is a FREE, FUN & FAMILY event hosted by the Davis Islands Civic Association.

 

Davis Islands Annual Golf Cart Parade

The Davis Islands Golf Cart Parade is back and you can join your fellow residents in this great annual activity.  Save the date for Sunday December 15th  If you plan to participate in this year’s parade, please drop a quick email to digolfcartparade@gmail.com. You’ll get an email back with participant information and it will also help with planning. Whole new route this year! Please help spread the word to those who might not be on social media. Dress your cart up as much as you want, some years it gets pretty extravagant!  You can also follow the facebook page here for updates.

Downtown Tampa Holiday Lighted Boat Parade

The Downtown Tampa Holiday Lighted Boat Parade is set for
December 21, 2019. This FREE holiday event along the Riverwalk will include a large route with multiple public viewing areas
(map of route) The official judging station will be located at Sparkman Wharf
 
Public Viewing Schedule:
6:30PM – Parade starts at Tampa Convention Center & heads north
6:50PM – Arrives at Curtis Hixon Park
7:00PM – Arrives at Armature Works & turns around to head south
7:30PM – Arrives at Davis Island & Channel Drive
7:45PM – Arrives at American Victory Ship & Sparkman Wharf
9:30PM – Parade ends

REAL ESTATE MARKET UPDATED NOVEMBER 2019

This month the real estate market on Davis Islands remained on trend from last month. Homes going under contract were 4 and new homes coming to market were 10. 11 homes closed with 35 available for sale.
 
The lowest priced home currently for sale came in at $365,000
The highest priced home currently for sale came in at $6,995,000
 
The lowest priced home that sold closed at $450,000
The highest priced home sold at $1,901,500
 
The Original List Price to Sales Price Ratio is 100% 2019 vs 94.3% in 2018
 
The Average Days on Market for active properties is 74
    
In summary: Homes coming to market remained constant over the last few months.  We saw a slight reducing in homes going under contract month over month, with active homes on market slightly increase from the previous few months.  The days on market continue to increase for some homes, with pricing staying stable.
