Welcome to the June Islands View newsletter. With both summer and hurricane season here we have provided information on emergency preparedness and flood map proposed changes.  Additionally, activity on the real estate front has continued to be solid, particularly from a sales perspective.

Tampa Emergency Preparation and Response

The 5th Annual Riverfest will be held May 3th & May 4th along the Tampa Rivewalk.  This FREE event will include a full concert line-up, Wiener Dog Derby, Gasparilla Stand-up Paddle board Invasion, Tampa Bay Pride Band, TacoFest, Beer Bars, Margarita Bar, Taste of the Riverwalk, Hillsborough County School kid performances, and much more. For more information visit Riverfest 2019

With Hurricane Season upon us it is a good time to refresh ourselves on preparing for an actual event.  Below are a few suggestions on how to prepare and get ready, thus avoiding a mad scramble when something actually occurs.

1. Prepare an Emergency Response Kit:Visit www.ready.gov/kit as a good starting point for identifying those items that should be in your Kit.
2. Stay Informed – in this day of social media and news in an instance there are plenty of resources to utilize in order to stay updated on events. Here are a few I useA.  Hillsborough County Alert CenterB. City of Tampa News – I actually have alerts sent to me directly by signing up at @lert Tampa
3.  Stay Smart – I was amazed how often we see the number of videos and personal accounts of people trying to drive through flooded streets. I did a quick search and found that the National Weather Services (NWS) has a public service announcement called “Turn Around, Don’t Drown” (watch their short video).  They say that it only takes 12 inches of flowing water to carry off a small car; and 18 to 24 inches for a larger vehicle.  While it may be tempting to get where you are going, sometimes we just need to take a moment and think through it.
We are fortunate to live in such a great waterfront community, particularly with the many days of sunshine.  This being said, we should always remember that the rains will come and can come fast and heavy.  In times like these I go back to the days of being in the Boy Scouts and their motto “Be Prepared”

Flood Map Changes

As you may have heard FEMA is in the final phase of Flood Map revisions, which impacts homes in our community.  In particular the proposed changes will increase the BFE (base flood elevation) from 10″ to 11″ ft in most areas (AE) and up to 12″ in certain (AE or VE) areas.  The first step is to understand where your property stands in regards to the revisions. You can visit the FEMA website and enter your address FEMA.gov. Also, there are many knowledgeable insurance agents that can give you more details on how and if these changes will impact your rates.

The next meeting of the DI Civic Association will be held Tuesday June 4th at the Sandra Freedman Tennis Complex, starting at 7pm.

REAL ESTATE MARKET UPDATED MAY 2019

This month the real estate market on Davis Islands remained on trend from last month with very strong numbers.  Homes going under contract were 11 and new homes coming to market were 7. 4 homes closed with only 25 available for sale.

The lowest priced home currently for sale came in at $329,900

The highest priced home currently for sale came in at $3,899,000

The lowest priced home that sold closed at $507,500

The highest priced home sold at $835,000

The Original List Price to Sales Price Ratio is 92.8 % 2019 vs 96.4% in 2018

The Average Days on Market for active properties is 61

In summary: Homes going under contract continued at a steady pace from last month.  New homes coming to market did slow, while inventory numbers continue to remain low.
