Amuni Wood Fire Oven – Now Open

The newest business to join the Davis Islands Village is Amuni Wood Fire Oven.  If you hang around the Village you may have even see the huge wood fire oven that was installed a number of weeks back.  Amuni Wood Fired Oven focuses on offering  “all things you love about fresh natural ingredients with the Farm to Table concept, and transposes them into a delicious Artisan European pizza.”

his years Halloween in the Village was a huge success, with more families and dogs than ever before.
First, a big shout out to Jenn Fadal of Wag Natural Pet Market for creating and organizing this event each year.  This was the 10th Annual event and the number of participants continue to increase.
Second, a special thank you to PROforma for all of the fantastic goody bags with so much swag.  Five-hundred goody bags were passed out with tons of toys and treats for the kids. And thank you to Fountain Mediterranean who graciously welcomes all kids, parents and dogs to take over their stage and patio that day.

DI Civic Association Annual Meeting

All Davis Islands residents are invited to attend the Davis Islands Civic Association’s Annual Meeting on November 13th starting at 6:30 at the DI Garden Club. As in years past this is an opportunity to learn about next year’s activities, event and initiatives.  Also, it is a great chance to socialize with fellow neighbors.

Join your fellow Islanders at the Civic Associations DI Social this Friday November 3rd starting at 8pm.  This event is being held at Molly Malone’s Irish Pub and is always a fun event to meet new folks, have a few drinks and enjoy the changing weather.

This month the real estate market on Davis Islands continued to stabilize. In particular there were 13 new homes coming to market with 6 homes going under contract.  In the October period there were 6 homes sold with 34 currently for sale.
The details for October:
The lowest priced home currently for sale came in at $380,000 while the highest priced at $6,999,000
The lowest priced home that sold closed at $525,000 and the highest priced home sold at $1,500,000.
The Median Sales Price is $929,975 vs $450,000 in 2017
The Original List Price to Sales Price Ratio is 94.8% vs 96.7% in 2017 and finally
The Average Days on Market for active properties is 71
In summary: Homes sales were slightly down compared to last month. New homes coming to market did increase by double while inventory numbers have moved up.

Coming to the DI Village

The newest business to join the Davis Islands Village is Florist Fire Design House. Florist Fire has quickly become the Tampa Bay Area’s leading wedding and event florist.  They are making their new home in the former Serendipity space and will be opening on October 1st.

Early Bird Reminder – S.W.E.E.P Program

Start planning for the City of Tampa’s annual S.W.E.E.P program coming to the Islands – October 22-26th.  It is that time of year where the City will collect larger items for disposal that are not collected during routine bi-weekly waste collection.  Mark your calendars now so you don’t forget.  For details on what is collected refer to the City’s website here

The lowest priced home that sold closed at $192,000 and the highest priced home sold at $1,347,500.
The Median Sales Price is $572,500 vs $707,000 in 2017
The Original List Price to Sales Price Ratio is 96.5% vs 89.1% in 2017 and finally
The Average Days on Market for active properties is 43
In summary: Homes sales were steady for the month similar to August. New homes coming to market did slow while inventory numbers remained in the low 30’s.

DAVIS ISLANDS CAPITAL PROJECTS
Davis Islands Pumping Station Force Main Replacement ($770,000)
This project provides for the replacement of the existing wastewater force main from the Davis Islands pumping station. Project locations include Suwanee Circle, South Davis Boulevard, and Channel Drive. FY19 to FY23
Davis Islands Water Main Replacement ($3,655,200) 1/19 to 6/19
This project provides for replacement of 20,417 linear feet of existing distribution and transmission water pipe with new 6-inch and 16-inch diameter pipe on Davis Islands.
Davis Islands Fire Station #17 Renovation ($83,704)
This project provides for a complete kitchen renovation, including installation of stainless steel countertops and an exhaust fan hood, and expands the kitchen onto the covered patio
Davis Islands Seaplane Basin Park Complete Dock Improvements ($25,000)
This project provides for the Engineering Services for Davis Islands Seaplane Basin Park Dock Improvements to include preparation of permit and construction documents, permitting, and construction support services.

This project provides for all user, multi-modal travel, and safety improvements including automobiles, pedestrians, and bicycles.  Davis Islands is one the areas under consideration.
The next public hearings on the proposed FY 2019 budget will be held at Old City Hall 315 E Kennedy Blvd (6pm Sept 13th).

Bayshore Little League Fall Registration Is Open

CRIME ACTIVITY JULY
We wanted to start a new section this month on Crime Reports on Davis Islands.  This section will be a monthly summary of REPORTED crime activity.  The Tampa Police Department has partnered with Lexis/Nexis Community Map to summarize incidences in our neighborhood.

Annual Ice Cream Social – Join the Davis Islands Civic association as they host their annual Ice Cream Social on August 11th from 2 to 4pm at the Roy Jenkins Pool (154 Columbia Dr). This is a great annual event with free ice cream for all!

 

BOOK OF THE MONTH

 

A few months ago our book of the month focused on the great father of self-improvement and public speaking, Dale Carnigie. This month’s book is by a close associate of Mr. Carnigie’s, Frank Bettger. Many people might not have heard of Bettger, but he wrote a great little book.
How I Raised Myself from Failure to Success in Selling written by Frank Bettger.  This book was written in 1947 but its principles and stories are just as relevant today as they were then.
While the name of this book leads some to think its contents relate just to selling, it more importantly focuses on the ATTITUDE one needs to obtain success in any course of business or life.  While it is great to read books by modern motivational speakers, I always find it helpful to get back to the basics.

I hope everyone is having a fantastic summer. This month, there is a great first time event on the Islands-the July 4th golf cart and bike parade. This event is sure to be well attended with our Islands spirit and the American spirit shining strong. Speaking of bicycles, I have included information on bicycle safety, something we can all use as we cruise the Islands on our two wheelers.

TOUR DE TAMPA

Well if you enjoy cycling as much as I do then you are probably preparing to watch the start of the Tour de France. You know the great annual road race that takes professional cyclists across France for three weeks. Well even if you are not a professional but enjoy riding around the Islands I thought it would be an appropriate time to provide a little insight on bicycle safety, in particular some of the rules of the road for cyclist.

Quick Summary

  • Bicyclists have the same rights to the roadways, and must obey the same traffic laws as the operators of other vehicles. These laws include stopping for stop signs and red lights, riding with the flow of traffic, using lights at night, and yielding the right-of-way when entering a roadway.
  • When riding on sidewalks or in crosswalks, a bicyclist has the same rights and duties as a pedestrian.
  • A bicyclist riding on sidewalks or in crosswalks must yield the right-of-way to pedestrians and must give an audible signal before passing.
  • Persons riding bicycles upon a roadway shall not ride more than two abreast except on paths or parts of roadways set aside for the exclusive use of bicycles. Persons riding two abreast shall not impede traffic when traveling at less than the normal speed of traffic at the time and place and under the conditions existing, and shall ride within a single lane.
  • Moving violations, such as running stop sign or signal, riding against traffic have a civil penalty of $52

TAKE A TRIP
As my family and I do our routine walks around the Islands we are mostly looking up enjoying our community and environment.  That being said, sometimes it is important to just look DOWN and avoid that raised or cracked sidewalk before you TRIP.  We have had a few stumbles recently to say the least.
Based on these TRIPPY events I thought it would be helpful to mention that the City of Tampa provides a call in number 813-274-3101 as well as a Sidewalk Damage Request Form to report damaged and or new needed sidewalks.  For more information on this great program visit Sidewalk Program City of Tampa.

Youth Sailing Summer Camp

Are you still trying to figure out great activities for your son or daughter to participate in this summer?  Why not register them for a week of Youth Sailing at the Davis Islands Yacht Club.  For the past two years my son Sebastian has participated in this program and it was great, so much so that we registered for him to do it again.  It was an excellent opportunity for him to learn the basics and just get more comfortable on the water.  You can register and find out more at DIYC Youth Sailing.  FYI, you do NOT need to be a member of DIYC to participate.

July 4th Decorated Bike and Golf Cart Parade

Get in the Independence Day spirit and join Islands residence as they host the first Annual 4th of July Decorated Bike and Golf Cart Parade.  Carts and Bikes will meet at the Marjorie Park Marina at 9am.

 

Book of the Month

This month’s book I decided to switch gears and head back to more of a motivational focus.  The book I selected was written in 1987 and recommend by a good friend of mine.
Living Above the Level of Mediocrity written by Charles “Chuck” Swindoll, is an great book on mindset and in particularly thinking beyond our current state.
Major themes of this book focus on Living Differently, Thinking Clearly, Fighting Fiercely and Standing Courageously.  One of the first quotes out of the book that really stuck with me was “…it is a wretched Tates to be gratified with mediocrity when the excellent lies before us”.  Isaac D’Israeli, 183
