Sometimes it takes a good kick in the rear to get you motivated.  This month’s book CAN’T HURT ME – Master Your Mind and Defy the Odds will really get the job done.  The author David Goggins is a Navy Seal, who intertwines his life challenges and difficulties with concrete steps to motivate and move you forwards in what life pursuits YOU have.
From growing up in a broken home, to pushing through physical pain as a Navy Seal and Ultra Endurance Athlete, his stories give the reader perspective on what it takes to overcome both mental and physical barriers we ourselves may have in front of us.
This book is not for the faint of heart and at times it might feel like Goggins is barking orders directly at you, however in the end the suggestion you can take away will help give you a solid foundation for moving forward in your life

In summary: Homes coming to market and going under contract continue to stay relatively balanced, thus total homes on market has stayed consistently in the low 30’s.  Prices have been firm overall, however overpricing of properties in certain levels has made days on market extend.

Join the Davis Islands Civic Association as they host the Annual Golf Cart and Bike Parade on July 4th. Decorate your Golf Cart or Bike and meet at Marjorie Park Marina at 9am. If you are interested in participating in the parade email events@dicivic.org.

Islands Opportunities to Get Involved

Davis Islands Garden Club – is a nonprofit organization to promote the beautification of Davis Islands. – details
Davis Islands Civic Association – to provide effective leadership on issues important to residents in a manner that protects and enhances the quality of life of the Davis Islands community. – details

Welcome to the June Islands View newsletter. With both summer and hurricane season here we have provided information on emergency preparedness and flood map proposed changes.  Additionally, activity on the real estate front has continued to be solid, particularly from a sales perspective.

Tampa Emergency Preparation and Response

The 5th Annual Riverfest will be held May 3th & May 4th along the Tampa Rivewalk.  This FREE event will include a full concert line-up, Wiener Dog Derby, Gasparilla Stand-up Paddle board Invasion, Tampa Bay Pride Band, TacoFest, Beer Bars, Margarita Bar, Taste of the Riverwalk, Hillsborough County School kid performances, and much more. For more information visit Riverfest 2019

With Hurricane Season upon us it is a good time to refresh ourselves on preparing for an actual event.  Below are a few suggestions on how to prepare and get ready, thus avoiding a mad scramble when something actually occurs.

1. Prepare an Emergency Response Kit:Visit www.ready.gov/kit as a good starting point for identifying those items that should be in your Kit.
2. Stay Informed – in this day of social media and news in an instance there are plenty of resources to utilize in order to stay updated on events. Here are a few I useA.  Hillsborough County Alert CenterB. City of Tampa News – I actually have alerts sent to me directly by signing up at @lert Tampa
3.  Stay Smart – I was amazed how often we see the number of videos and personal accounts of people trying to drive through flooded streets. I did a quick search and found that the National Weather Services (NWS) has a public service announcement called “Turn Around, Don’t Drown” (watch their short video).  They say that it only takes 12 inches of flowing water to carry off a small car; and 18 to 24 inches for a larger vehicle.  While it may be tempting to get where you are going, sometimes we just need to take a moment and think through it.
We are fortunate to live in such a great waterfront community, particularly with the many days of sunshine.  This being said, we should always remember that the rains will come and can come fast and heavy.  In times like these I go back to the days of being in the Boy Scouts and their motto “Be Prepared”

Flood Map Changes

As you may have heard FEMA is in the final phase of Flood Map revisions, which impacts homes in our community.  In particular the proposed changes will increase the BFE (base flood elevation) from 10″ to 11″ ft in most areas (AE) and up to 12″ in certain (AE or VE) areas.  The first step is to understand where your property stands in regards to the revisions. You can visit the FEMA website and enter your address FEMA.gov. Also, there are many knowledgeable insurance agents that can give you more details on how and if these changes will impact your rates.

Thursday Night Sail

Are you looking for an opportunity to both learn and have fun on the water?  Well the Davis Islands Yacht Club conducts their Thursday Night Race series every Thursday starting at 5pm at the southern most point of the Islands. This is a free event and you DO NOT need to be a member of the Yacht Club but rather just an interest in learning how to sail.

Book of the Month

In March my latest book came back into the category of pursuing your purpose.  The author and athlete Tim Tebow’s book “This is the Day: Reclaim Your Dream. Ignite Your Passion. Live your Purpose.”
I had never read a book by Tim Tebow before but for some reason I was curious.  It is a solid read that not only gave examples from his life and pursuit of his dreams but more importantly provided the boost we all need at times to get moving in our purpose.  He mixes both his spiritual thoughts along with the examples from his life that required a reassessment of his purpose in ultimate pursuit of his dreams, both baseball and beyond.

This month the real estate market on Davis Islands increased at a very strong clip with both listings going under contract and new homes coming to market in the double digits. In particular there were 11 new homes coming to market while 14 existing homes went under contract.  There were 9 homes closed with just 29 available for sale.


The lowest priced home currently for sale came in at $415,000

The highest priced home currently for sale came in at $3,999,000


The lowest priced home that sold closed at $465,000

The highest priced home sold at $4,345,000


The Original List Price to Sales Price Ratio is 96.7% 2019 vs 100% in 2018


The Average Days on Market for active properties is 47

In summary: Homes going under contract continued the strong pace from last month.  New homes coming to market did increase substantial and inventory numbers continue to stay low.

New Italian Market Opens on DI

This past month you probably have noticed the opening of a new shop in the DI Village.  Uncle Giuseppe’s has opened in the former Laundry Mat building.

This market is just getting started with fresh brick-fire oven pizzas, fresh salads, meats, basic Italian groceries and more.  Swing by today for some lunch or to pick up something special for your next dinner party.

March Home Care Tips

You can keep your home in top shape with simple tasks throughout the year. This month, be sure to:

  • Take a look at your lawn mower and give it a quick tune up. You’ll be needing it soon enough!
  • Examine the exterior foundation grading/slope and ensure water moves away from your home. If water is collecting near the house, you’ll want to get things fixed right away.
  • Inspect your roof’s surface, flashing, eaves, and soffits; after winter weather, the roof could use a little attention.
  • Drain approximately 2 gallons from your water heater to eliminate sediment.
  • Examine, repair and replace caulk and grout around your tubs and showers.
  • Service your kitchen disposal by grinding several cups of ice cubes.
  • Check your window and door screens in anticipation of warmer weather.
  • Vacuum your bathroom vent covers.
